North Phoenix Just Got a $265 Billion Reason to Watch This Neighborhood

If you've been wondering why "North Phoenix" and "West Valley" keep showing up in every real estate headline this year, here's your answer: Taiwan Semiconductor Manufacturing Company (TSMC) just committed to increasing its Arizona investment to $265 billion — and the ripple effects are landing right in our backyard.

What's happening

Mack Real Estate Group and McCourt Partners just announced Phase I of an industrial development inside the massive Halo Vista master plan in North Phoenix — a roughly 2,400-acre project positioned to become the go-to hub for TSMC suppliers, advanced manufacturers, and distribution companies.

Here's the breakdown:

  • 780,000+ square feet of industrial space planned for Phase I, spread across seven buildings

  • Buildings ranging from 43,000 to 203,000 square feet, built for everything from high-tech manufacturing to supply-chain logistics

  • Located at West Dove Valley Road and North 43rd Avenue, minutes from the TSMC fabrication campus

  • Long-term, Halo Vista is master-planned for roughly 2.5 million square feet of industrial space — and that's just one piece of a much bigger 30-million-square-foot vision that includes research and education districts, office space, retail, hospitality, and up to 8,960 residential units

  • Site work is expected to break ground in Q4 2026, with CBRE handling leasing and sales

And this isn't a first attempt for the development team — Mack Real Estate Group has already leased over 90% of Mack Innovation Park Deer Valley, a nearby North Phoenix industrial project, and sold more than 90 acres directly to TSMC suppliers in 2025 alone.
